Services Upgrade
The project involved a full internal upgrade across all major trades, delivering a seamless blend of heritage preservation and modern performance:
- As part of the upgrade, we installed a new distribution board and carried out a complete apartment rewiring. The heating and water heater systems were also rewired to operate on an Economy 7 tariff, improving energy efficiency and reducing running costs.
- A new kitchen, main bathroom, and ensuite shower room were fitted, with all fixtures and finishes selected to harmonise with the property’s industrial heritage. Cabinetry, sanitaryware, and tiling were chosen to offer a clean, modern aesthetic while subtly referencing the textures and tones of the original warehouse materials.
- Laid reclaimed exotic wood chevron parquet flooring throughout living areas and hallway, finished with natural oil to enhance grain and tone.
- Constructed bespoke shelving units within alcoves in the living room and hallway.
- Installed new skirting boards and architraves in keeping with the building's period character.
- Prepared and finished feature walls in both bedrooms with premium wallpaper.
- Full redecoration of walls, ceilings, and woodwork in neutral tones to complement exposed steel and timber features.
- Selected all materials for sustainability, longevity, and alignment with the building’s warehouse style.


Access, Logistics and Approvals

Due to the character of this Shad Thames development, site access presented significant challenges:
- No designated loading or storage zones due to road traffic restrictions.
- The flat’s location on the second floor necessitated use of the staircase to avoid disrupting residents via the shared lift.
- Material deliveries were carefully scheduled during off-peak hours to minimise congestion and manually transported to the second floor via the staircase.
- All building rubble was bagged manually, moved to the roadside, and removed via wait-and-load skip service.
- Clear communication and a detailed traffic plan ensured minimal disruption to residents and building management.
