Penthouse Remodelling
Penthouse Remodelling in Primrose Hill of Northwest London
This project entailed a full strip-out down to the concrete shell, followed by an extensive remodelling of a two-storey penthouse apartment. The transformation created a modern, open-plan living space that significantly enhances both functionality and aesthetics.

Key Features
A Thoughtfully Reimagined Penthouse
- Interior Layout
- Acoustic Improvements
- Ceiling and Lighting Enhancements
- Fenestration and Glazing
- Structural Integrity & Roof Extension
- Balustrade Replacement
Interior Layout
Converted from three bedrooms into two generously sized en-suite bedrooms, each with its own dressing room.
The lower level — the sixth floor — features two new bedrooms, a spacious open-plan living, dining and kitchen area, along with a large lobby and cloakroom.
The upper level — the seventh floor — includes a cinema area, an office space, and a shower room, these areas are connected by a seamless, hall-like space leading to outside terraces offering stunning views.
Acoustic Improvements
The floor build-up has been upgraded using a composite acoustic cradle system with integrated rubber pads. This provides effective acoustic separation, significantly reducing airborne and impact noise to meet the requirements of Building Regulations Part E.
Acoustic boards and panels have been incorporated within all internal partitions to enhance sound insulation between rooms.
The HVAC system condenser unit has been enclosed in a purpose-designed acoustic housing. This custom solution effectively reduces operational noise levels without compromising performance.
Ceiling and Lighting Enhancements
The design was inspired by a desire to blend contemporary minimalism with functional elegance. The aim was to create a calm, sophisticated environment where clean lines, subtle textures, and thoughtful detailing define the space. To complement this vision, feature ceilings were introduced throughout the penthouse. These not only conceal mechanical and electrical services, but also provide integrated lighting solutions that enhance the mood and atmosphere of each space. Ambient lighting has been carefully layered to accentuate architectural elements and create a warm, inviting environment—perfect for both everyday living and entertaining.
Fenestration and Glazing
The entire curtain wall system around the apartment’s perimeter was replaced to maximize natural light and fully capitalize on the sweeping panoramic views of the London skyline. This upgrade not only enhances the visual connection between the interior and exterior but also contributes to the overall sense of openness and luxury. The new glazing solution improves thermal performance and acoustic insulation, while its minimalist framing complements the modern design aesthetic.
Structural Integrity & Roof Extension
All primary structural walls and columns were retained to maintain the integrity of the building’s framework. Targeted alterations were made to floor slabs to allow for new utility penetrations, ensuring modern functionality without compromising structural stability.
A key feature of the redevelopment was the extension of the upper floor by 1.2 metres. This was achieved through a sleek steel and glass structure that reflects minimalist design principles. The extension enhances the internal floor area while preserving existing sightlines and allowing abundant natural light to flow through, further reinforcing the open, airy atmosphere of the apartment.
Balustrade Replacement
Structural glass balustrades were installed on to roof terraces, providing safety without compromising the visual connection to the surrounding skyline. The frameless design ensures completely unobstructed views while reinforcing the minimalist aesthetic of the penthouse. This choice enhances the sense of openness and allows the terraces to feel like a seamless extension of the interior living spaces.
Services Upgrades
Intelligent Infrastructure for Modern Living
Seamlessly integrated systems for power, climate, and control—designed to enhance comfort, connectivity, and everyday convenience.
- Electrical, Data and Telecoms
- Heating, Cooling and Ventilation
- Smart Home Integration
Electrical, Data and Telecoms
A high-spec electrical, data, and telecoms infrastructure has been installed throughout the property to meet the demands of modern living. This includes Cat 6 cabling for high-speed, reliable internet connectivity, ensuring seamless performance for both work and leisure.
Power outlets, data points, and AV provisions have been strategically positioned to support flexible home office setups, integrated smart systems, and sophisticated entertainment zones. The installation has been carefully coordinated with the interior layout to maintain a clean, uncluttered aesthetic while providing maximum functionality.
Heating, Cooling and Ventilation
The property features a fully integrated HVAC system, delivering year-round comfort through efficient heating, cooling, and ventilation. Fresh air is continuously supplied while used air is extracted, maintaining optimal indoor air quality throughout the penthouse.
An advanced air conditioning system provides zoned temperature control, tailored to different areas of the home for enhanced energy efficiency and user comfort. Additionally, electric underfloor heating has been installed across key areas, offering a discreet and consistent heat source—perfect for added comfort during colder months.
Smart Home Integration
A Building Management System (BMS) has been implemented, allowing seamless remote control and automation of all key building services.
The smart home setup enhances energy efficiency, security, and convenience, and can be easily adapted to suit individual preferences and lifestyle needs. It elevates the living experience, aligning with the modern, tech-forward character of the penthouse.

Material Handling and Traffic Management
An electrically operated hoist was integrated into the scaffolding tower to facilitate the efficient and safe transport of materials to and from the site. This approach significantly reduced manual handling and minimized disruption to neighbouring residents throughout the construction process. It also enabled a more streamlined workflow during critical phases of the project, particularly during structural alterations and fit-out works.
The delivery of the curtain wall system glazing and large-format laminated ceramic tiles required careful coordination. These heavy materials were lifted to the seventh-floor terraces using a large crane, necessitating a temporary road closure and the suspension of parking spaces in the vicinity. This logistical strategy ensured the safe and efficient movement of materials to the upper floors while minimizing disruption to residents and surrounding areas.
The planning and execution of these operations were crucial in maintaining the project timeline and ensuring the safety of both the workers and the public.
Construction Traffic Management
A detailed construction traffic management plan was implemented to ensure the safety of residents and maintain uninterrupted access throughout the project. All deliveries were carefully scheduled and coordinated to avoid peak hours, and on-site storage was optimised to reduce congestion.
Clear communication with building management and residents ensured minimal disruption, while designated loading zones and traffic marshals helped maintain order and safety around the site. This proactive approach supported a smooth construction process in a live residential environment.
Planning and Building Regulations
All necessary planning permissions and building control approvals were successfully secured prior to the commencement of works. The project was carried out in full compliance with local regulations, national building codes, and relevant British Standards.
Particular attention was given to areas such as structural alterations, fire safety, acoustic performance (Part E), thermal efficiency (Part L), and access provisions (Part M), ensuring the development meets both regulatory and performance expectations. Regular inspections and close coordination with consultants and building control officers ensured full compliance throughout the construction process.
